With 650m² of high quality office space available for rent at affordable prices, Birr Technology Centre is a leading business location in the Irish Midlands. Suites range from 18m² to 40m² designed as business incubation space.  1300m² of high quality business expansion space on two upper floors, which may be configured according to each client's individual needs.  At present, approximable 185m² or 2000 sq.ft. of high quality office space are available for rent.

All office units are individually cabled with CAT6 infrastructure with raised floor access and individually controlled air conditioning.  Each office is linked with fibre and copper to the main communications room.

Incubation Office space is available in Birr Technology Centre. Offices are available in the following sizes 386, 421, 273, 312, & 186 square feet or 36, 39, 25, 29, 17 square metres respectively. Occupancy

Occupation of InnovationWorks is subject to the Birr Technology Centre eligibility criteria and is governed by a licence agreement which is renewable annually. The maximum period of occupation for the incubation units is three years.
